BRRRR Method in IL - Getting Started

Hey Everyone! So I'm trying to figure out how to get started with the BRRRR method. I found a 4-plex that seems very promising, but am having a difficult time figuring out where to start when it comes to financing. I am not sure if BRRRR or house hacking would be a better fit since the rehabbing is a bit of an unknown for me. I would like to avoid using as little as my own money, if possible. Would paying the 3.5% down and living in one of the units be my best bet vs finding a lender for the 20% down + rehab costs? Any guidance is much appreciated.
