Investing in the Central Valley.

Hello fellow investors! I've been spending my time searching for markets to invest in, specifically in California. The Central Valley area is attracting me. Properties in the areas of Fresno/Clovis and Visalia gain appreciation slow and steadily. Not too many investors on BP discussing these areas. Maybe due to the unemployment levels/ income per capita? What's so bad about the Valley? If you're reading this and happen to own property in any of these areas. What are the biggest challenges? & What is keeping you there? Thanks Ariel

Most of the problems are similar to everywhere else in the state.  California is not a landlord-friendly state, but the appreciation side of things makes up for the headaches.  If you want to invest in the Valley, I would certainly recommend narrowing your focus to residential, multifamily, commercial, etc.  Industrial is going to make huge gains in my opinion, but that is a national, not a regional trend.  I hope this helps.  Good Luck.
