Buying wholesale deal with private money lender

Hello all,

Looking for thoughts opinions and suggestions. I'm looking at two quality wholesale deals. Wholesaler is listing as fix and flip with what I believe to be inflated ARV however properties appear to need very little work. So to me they are not ideal fix and flip because I don't see much of a profit however they do look like great long term rental deals. I think there is some equity in the deal at the purchase price. Wholesaler wants cash buyers so my question is…. Can I buy with private money lender and then refi with conventional loan post purchase? How long do I have to hold it with initial private loan before I can refi?
