DSCR & Cash Reserves - New Investor

I am working on buying my first rental property, and am having trouble with conventional lending so began exploring other options, I think DSCR might be the path forward. Can anyone provide info on typical cash reserve requirements and also what tools are best for forecasting what the rental income will be? I plan on starting out close to home so am familiar with the markets but what documentation does a lender expect? TIA!
