Under Contract with Property with Unpermitted Remodel

Hello, yesterday I went under contract with a home that I just found out today does not have permit for any of the work done. Dekalb has the property as a 3/1 and I am purchasing as a 5/3.5. The upstairs has 2 beds, 2.5 bath and kitchen. Downstairs has 3 beds, 1 bath and kitchen. Great rental opportunity of course... Owner of the home has pictures showing that these bedrooms, bathroom, and kitchen were all existing when he purchased 5 months ago. He has essentially just updated everything (flooring, cabinets, fixtures, sinks, etc). Therefore, the other 2 bedrooms and 2.5 bath must have been added prior to him purchasing. Inspector comes tomorrow.

Would the city/county find out about this? If so, how? If not, what are my watch-outs and risks once I own the property?
