Reasonable property management fees ?
A property manager in Texas has proposed 1 month rent +7% of monthly rent as property management fee ; for renewals 1/2 month rent ; is this reasonable ?

I personally think 7% is too low. What I see is normally 10%/month.
When I see less than that I almost always think there will be less service...somewhere.
I guess it all depends on what they will do for you.
Some PMs will make it up other places, maybe on repairs, or who they put in your unit.....do they have any placement guarantees for example....that means who they place stays and/or pays for X # of months or they will replace for free?
