Finding Deals in the Metro-ATL Area? Cash flow vs. Cash down.

Hi team, I'm looking to start my real estate investment journey in the metro-ATL area. 

1. I'm trying find rental properties that cashflow, and that doesn't seem possible in ATL. Right now, I'm using mashvisor to identify properties. If my strategy is buy and hold, and exit when the property accrues equity, should I consider another strategy or market?

2. I'm worried about the entry price point for these properties. 20% down is usually about $80K. If I'm working with $90K what might be the most efficient way to leverage this capital to get started.
