Rico’s first deal into Realestate

I don’t know how to use this app but will learn . Getting into real estate. I found a person that wants to sell me their home for 200k with 55k repair cost. The house next door sold for 325k. The house was built around 2000. It’s in a flood zone . The school zone is excellent. It’s a new subdivision. My concern is how do I buy it without any of my money or loan ? I just want to fix it and sell it after . I’m willing to put the money for the repairs. Open to advice
