How to structure a partnership

I found a quadplex but I just purchased an STR and am currently rehabbing so my money is tied up. I can only afford 6% of the down payment so they would contribute 14%. The property is in good condition but will need some work to the exterior to bring up the ARV - but all units are currently rent ready and the property will cashflow 1200 per month at minimum. I need feedback on how to go about structuring the deal with a potential partner.
