Is there something I can do?

Hey BP,

I received a phone call from a guy today that is looking to sell his property. (Shout out to Yellow Letters, I have been receiving a ton of calls) Here is his situation, he is an absentee owner who lives out of state and currently has his daughter in the property, she can not afford the monthly note so for 5 years it has been a headache for the entire family. He told me that he would love to just walk away clean, free and clear. I did some research on the property and without getting official comps from my realtor and title co, it seems that the property is worth anywhere from 85-100K. He still owes 80K on the house so no equity in this scenario. Is there anything I can do to help this guy out that would be profitable? I have heard of subject 2's but don't know anything about them, does that apply to this situation, or are there any other creative ways to get a deal done? I am in the Memphis area and don't know if there are specific things that will or will not apply to me here.
