Student Housing Development Challenge

I am in the pre-development phase of a student housing development project in a booming Midwest city. We partnered with a church and are building on their owned land across from a university right in the path of progress. My company is a vertically-integrated real estate developer with architects, designers, modular builders, etc. About $20k+ in work has gone into the project so far but needs $250k to cover soft costs to get it ready to the equity raising stage where we can reach out to bigger players. I am stretching my network but not finding the right fit at this stage. Is there any online community that solely focuses on student housing development? What do you all recommend? Hate to see this not happen due to not raising the initial amount.
