6-8 Townhouse complex Pro Forma!

Hello BP! 

I am currently trying to organize a new-build project on a piece of land I just purchased. I would like to start playing with the calculations of my building costs (6-8 luxury townhomes). This is my first project of this size so any advice would be appreciated! I have never worked with a pro forma but my understanding is it will help me further understand where my money is going, and show investors what a great opportunity it is. 

Any advice will go a long way!
