SUBDIVIDING TO BUILD A DUPLEX

I am under contract on a duplex. The duplex is on a unique property in Grand Junction, CO. I spoke with local zoning and it may have enough room to build a second single family property or if subdivided a duplex could be built.  if subdivided the existing duplex would need an easement to access. What things need to be considered when subdividing?  Is getting a construction loan and building a second duplex something that other investors would even consider? how would one start running the numbers on this type of investment? Any information helps!
