So maby I'm lucky. Sole mandate

I just started out with my first apartment building and got a US$30 000 return on investment. My mother has been an agent for the last 10 years and only started investing herself. We just got a sole mandate from a foreign investor to develop and sell a residential area in our capital city that includes about 60 units US$ 1million. This is great but what now. What do I have to look at to see if there is any potential in the area?
I’m only going to see the area in about 7 hours so I don’t really know what to expect. I know the market in that city is very good. Rent is very expensive.
I don’t want to mention the city because may be our clients are also on this BP site.
Any advice is welcome?
