Manufactured House Rentals

Has anyone had experience performing a BRRRR on a manufactured home? Do these types of mobile homes make good rental or are they hard to find tenants? Any information on this type of rental would be greatly appreciated! If it helps, I'm trying to get into the student housing market.

Did you end up BRRRing any manufactured homes?

I’m doing a few in South East Idaho right now. They are older but I’m putting them on foundations to make refinancing easier. It all just makes sense, Cost is low and rents are high. The cap rates should be around 20%. I found a few local banks that will loan on them. Seems like that is going to be the trickiest part.
