How to reduce new construction costs

For those who have built a new home: do you have any recommendations to reduce the cost of building?

I have a 4 plex plan and need to be no more than $70/sqft to get about a 8% cap rate. This includes about $30k for land.

Most contractors want $90/sqft for construction so I'm wondering if there are ways to take an active role and reduce the cost.
