Building RV parks along the gulf coast

My wife and I have been vacationing in Florida along the gulf coast and down to the keys for the past 13 years and we have always had a hard time finding an RV park that wasn't full. We currently live North of New Orleans and would like to talk with anyone interested in this or has a connection with someone that has land that would be conducive for an RV park, or maybe an old run down park of some sort that work for this.
