Oregon Easement questions

Hi there.  Novice easement question...we've been involved in a number of potential property purchases where we were told something like...upon sale, existing easement will go away.  It's happened enough times that it makes me think that some easements between private parties are written such that it lasts only until one or other of the parties sells the property in question.  

Is there a way to write an easement between private parties such that it is permanent...will continue to exist beyond all future sales?

Second...do any Oregon Real Estate Attys watch this site?  If I wanted to ask questions that might lead to the drafting of an easement...any Oregon RE Attys available for me to contact them?

Final question...anyone out there that has successfully done an easement with a neighbor, what was involved (surveys?, other?), what was the approx cost of the atty to do it?  anything else about the process that you'd want to share or give advice about?
