New development in 77007

Ive just locked up a contract on a land lot in a great zip code 77007. The property is appraised for $465,000 and the owner wants $380k.

I have the plans to build a 3 story homes on the land and it can fit 3-4 on the lot. The neighborhood is fully developed and the last land on the street. After completion of this project the value of the property will be up to $2MM.

I want to partner up with a Investor or developer looking to fund the deal. How could I go about finding a person?
