Transition to real estate development

Looking for recommendations on how to transition from General Contractor residential rehabs to real estate development, real estate investor, new construction builds. What is the process needed to acquire the proper funding to be able to do so. What strategies have been successfully used? What additional risks can be expected other then the obvious? Has a transition of this sort been done before?

I work for a team looking to get involved in the development of large affordable residential homes. The main objective is to build more . We have the team and the tools to build on our own, what we are looking for is investment firms or partners that would love to be involved in such a project. Someone to play a role in the financial structure of this development. Any recommendations are greatly appreciated we look forward to your feedback.
