Good Afternoon Everyone, i wanted to ask a quick question. What has everyone been doing to find Projects?  Are you using a paid service? We have tried Angie List paid services and looked into Yelp paid services with little to no luck and a lot of money spent. We have been a Word of Mouth Company for many years and now things are starting to slow down and we wanted to see what some other options would be. Currently we have a website and social media accounts that we advertise through but i wanted to know if there was something else out there i could give a try. I am interested in building a new construction single family home in Antioch Il. I would like to know some of the processes and procedures some have gone through.

what type of funding would work best for land purchase and new build?

What should my first 10 steps be?

How did you figure cost of new build per square feet?(how much)

Looking for the confidence to take this very big leap in investing any advice will help thank you in advance.

Good Morning,

Looking to start my Real Estate Investment Portfolio. I have gotten held back when it comes to the financing portion of the deal. I am self employed. Traditional lending has a lot of requirements that i am not meeting so i was looking for an alternative path. The long and short of it is i am looking to acquire property using seller financing with low or no money down and six months grace period before installments begin. With my equitable rights i would like to be able to rehab the property in those 6 months and either flip the property or keep as buy and hold. How would i structure this deal? Any positive feedback is appreciated as i stated i am just beginning and trying to master the financing portion and begin my journey in Real Estate Investing . Thank you!

I work for a General Contractor and in my opinion it is primarily based of consistency rather then price there are different scales of construction to suit the needs of investors. A Contractor is willing to negotiate on price if he is guaranteed that more projects will be sent his way in near future!
