Commercial Real Estate Developing
Hey, I want to become a commercial real estate developer. I am wondering where to start, what books to read, and if I can get help with how to create a pro forma form and an explanation as to why it is so important? And how can I be successful starting off without any assets? I also would like to know about any licensing I would need and detailed topics to study and research. The internet has been very helpful but also very obscure when it comes to explaining where to start as a developer.

Real estate development is a very rewarding space. It's creative, exciting and very rewarding. Development requires serious expertise, deep pockets and patient capital. You need to learn how to be a visionary, leader, delegator and motivator. You have to know the types of properties and the market intimately. The real difference between successful developers and others is knowing how to determine the highest and best use of a property and not just think if you build it they will come. Just like any business you want to satisfy a need and give the market what it demands. That being said there can be a point in your career at a much higher level you can be somewhat of a pioneer but in the beginning its best to find a need and fill it.
