How to know what property/location will make a good rental?

I see a lot of deals on the market but not really sure if they will be locations that people would want to rent necessarily? How do you choose?(especially in C-neighborhoods)

If you are asking about new development people want to live near amenities like schools, grocery stores, shopping centers, entertainment, downtown areas etc.
