Newbie - Looking for Plans/Permits Process and Insight in DFW are

Newbie here,

I'm looking for investors/builders in the DFW who went through the process of adding sqft to a smaller rehab job. I'm looking at smaller 2/1 sfr and add sqft. to increase rent/equity value. I have done it in CA but live here and was able to go in and get the plans/permits (master suite + family room) approved same day and run the build myself. I was also living in the home while rehabbing it. That one is now sold. My goal now is to buy and hold and accumulate out of state since CA is toooo expensive. I would love to go through a similar process in DFW areas where rent is good but still buy smaller ran down homes, rehab/add sqft to create more value. The only caveat is I still live in CA... SO I'm turning to BP for some much needed insight from investors/devs/builders who are on the ground with experience running rehabs and familiar with the permit process on general room additions like master bedrooms & detached garage.

Also are ADU's allowed? What is the approval process/fees?

I'm very interested in adding additional units to SFR's but what is the process there? I see a lot of homes that look to have un-permitted units?

Are there any design/plans/permit issue or flags I should research?

Any hints/insights would be awesome!
