Building a Duplex - Analyzing the potential markets

I live on Cape Cod and want to build a duplex. Its my first. I dont care where it is located or if its a 1/1 per side or 3/2 per side, etc, therefore im open geographically and can focus on the markets and numbers.

I am putting together my variables to research in an effort to analyze where, and what makes sense for our goals.

What are "things to consider," when analyzing what to build, and where, in order to then translate that information to a "buy-rent-hold" analysis for comparison?

Ex. Do we do a 2/1 side-by-side better suited to young couples and retirees with less square footage? In that case schools dont matter, right? Cost of building is lower than a 3/1 of the same class that would need more square footage. But, rental income is lower, home value and subsequent appreciation, lower...etc etc.

I have ideas on how to walkthrough this but wanted to hear from BPers for insights, im sure im missing.

Any insights, ideas, and challenges are encouraged and appreciated!

Also, any insights on solid resources for good numbers you list if they are not apparent.
