New Home Construction - Texas

My husband and I have recently purchased 2 lots that we plan to build new homes on and then sell. The lots are about 1.6 acres each and located outside of any city limits. We have built 3 houses in the same area, but have always lived in the houses for a few years before selling them so haven't had to worry about what would be necessary in order to sell them as new construction. We have always used stock plans purchased from websites since we do not have to provide any plans to the county in order to get the building permit. We have already purchased plans online that we would like to use for these 2 homes, but aren't sure if we will run into problems when trying to sell the homes. I have spoken with a real estate agent we have used before and he thinks as long as we can supply the plans, we should be okay but he did let me know there were some additional items that will be needed if the person buying the house has an FHA loan. We're just trying to find out if we can use the plans we currently have or if we need to have plans from a local architect. Also, are there things we need to make sure are done a certain way for financing for future buyers. We've already built a few homes, so are confident in getting quality homes built, just not sure about paperwork that needs to be provided when selling a new home.
