Mobile home with land

There’s an option to buy a small mobile home park, with some homes owned and leases as part of the deal, and some sites leased. Assuming it works out on the cash flow models, I’m looking for advice, ito, are these good investments, do they appreciate, how would they be managed, can you only buy on a commercial loan, and if so, how does that work ito deposit and interest?
