Tips on New Home Construction Rent/Flip

Hello BP world 🌎, I'm in the process of getting approved for a New Home Construction loan, which would transition to a 30 yr Mortgage.

In short the plan is to partner with my father who has over 30+ys of Construction experience and a small construction company, Have him manage the construction and contractors/inspection so the cost to build the house would be as cheap as possible.

The idea is to make the profit once the house is finished, so i can try to put it on the market have a good profit margine.

So is there any advice you'd have for someone looking to break into realestate in this manner? Thank you in advance.
