Commercial business has a residential land behind it, Any advice?

So my dad owns a auto repair shop and behind his shop is an empty dirt lot that can only be used for residential purposes(as to what my dad told me). He said I can do something with it if I can come up with something beneficial. I don't know much about real estate though and just started to follow the bigger pockets podcast. If anyone can give me ideas and maybe we can link up and i can share the info of the location. I think it would be a great rental property since there is a University down the street as well as a Downtown area with bars, restaurants, and clubs.
