I own one and want to make it a business

Hello everyone, I have been looking at this website for a while now and taken the advise posted here to heart. In my opinion this is the best Real Estate advise resource to date.

I currently own one property free and clear and it has been rented for about 6 months now and is producing a good cash flow. I am currently a college student and I have poor cash flow from my job, since I can't get a decent job yet, and I have decent credit. I am also not spending money from the income property in case of a large expenditure. I definitely want to expand in the Philadelphia market since the prices for RE here are really good (in my opinion) and I don't want to miss out. I was wondering what you guys suggest I do from here.

I understand that there is a post similar to mine but I felt that the situation was a little different so I thought I would present my problem.
