Steps to develop a new residential subdivision

I inherited 83 acres of prime residential land.  What are the costs and steps from start to finish to develop a gated subdivision with approximately 80  - 1 acre  lots.

@Tina Dean it all depends on where you are located, the requirements per city or county, zoning etc. The best thing to do is start by checking with your city ad county regarding these issues and get a list of requirements. Once you know what is needed then you can lay out your plan which begins by determining the highest and best use which may or may not be a gated subdivision.

That being said, in general you will need a civil engineer to do the land planning and subdivision work including road design, utilities etc. You can spend a lot of money in this phase like $100k or more so you need to make sure you get a couple of proposals from the top firms in your area.
