Options for Land in Edinburg Texas

I am looking for opinion for my land in Edinburg Texas. There are 5 potential acres in an area close to multi unit subdivisions and a college. I own the land by acquiring from family members. Land was originally homesteaded by my grand parents. The plot was originally Two acres wide by five acres deep, water district 1 bordered by the canal, Unfortunately my acres are set back two acres from the road, behind a factory. An easement exists for a road down the middle. I have never lived in the area and have not spent much time in the area since my father past. I guess I’m asking if anyone is in the rio grande area? Developers, or real estate agent. So far Talking with real estate agents has not provided any information.
