Ontario, Canada New Home Construction
I am looking for some more info and advice on new home construction in Ontario, Canada. I have been flipping houses involving some major renovations for some time now and would like to do new construction in the near future. Either starting with a newly severed lot or a tear down and rebuild. One of the only things holding me back right now is the Tarion new home warranty requirements in Ontario. I am considering building a principal residence to get started and learn the ropes with new construction before going through everything to register with Tarion. There are several small builders in my area doing new construction infill and only do 2-3 houses a year that are registered with Tarion, Anyone with more info and/or advice with regards to new construction and what's involved when registering with Tarion would be appreciated! Thanks!

I don't have my Tarion license but I have the equivalency to register for one if I want to pursue a project. You don't need Tarion to build your principal residence. You only need Tarion for resale.
You can technically build a house without Tarion, live there for one year and then sell it.. That is the rule..
Tarion is simple the new home warranty provider which only applies to a new home "never lived in" sold to a buyer..
