U-SU-C zoning question
My husband and I purchased a house in 2017 in a U-SU-C zone according to the 2010 zoning district. It is an old house and our initial plan was to build a new house for our son to live. We are not investors who are planning to sell once the house is built. This is a long term investment for us.
I have two questions for those out there:
One, is one single unit the only option we have? Isn't there any other more profitable options out there, such as duplexes so our son would live in one unit and rent out the other? We are not trying to "get around" the rules illegally but we are trying to understand our options within the legal limits. Our son is still 10 years old and we don't have to build this house right away but rather we could just rent the existing house and rent. If we have any option, of course!
Second, this is probably a million dollar question but what do you think is the possibility of reforming the existing zoning code and allowing duplex or other type of multiple units being allowed? Ours is a double lot and could possibly have a duplex or a townhouse if the zoning code allowed that. Should we wait and see if the zoning changes within the next 10 years or build a single house right now?
What would be your best advise?
