Modern duplex design plans and takeoff (less than 1000sqft)

I am looking for modern small home design plans (less than 1000sqft), with take-off materials list to build new construction duplex rental properties.  I love the idea of purchasing prebuilt homes moved onto the property, however locating plans and a materials list and using my own construction crew is an option.  How would you go about locating plans with materials lists or exploring the option of pre-built homes that can be moved onto a property?
