Hello BP,

I'm Tony and my first deal was a short sale. SFR in Bluffton, SC. This deal caused me to love RE and what it could do for my family.

I have two partners and we are starting our adventure in RE with building to rent (airbnb). Closing on our first lot in a couple of weeks and will be purchasing the second shortly after. I'm currently in Japan (Marine Corps Officer) till September, where I will be relocating to Beaufort, SC. I'm super excited and will be documenting my experience here on BP. I've been serving for 13 years and will be transitioning to do this full-time. My love for REI'ing controls my thoughts and owns me, so I have to follow my dream and get to it!

I am starting the process while in Japan to take advantage of my time till I return, so no time is wasted.

Now I am currently look for an architect in the low country. Looking to be building two houses on Lady's Island, located just over the bridge from historical downtown Beaufort.

I wonder if purchasing plans online are wise or getting a locate architect. I know it makes sense to have someone from the area, but cost wise..... We will see.

I've learned from my search, that everything you need to know is online and documents for requirements and processes are easily found.

Here are the limitations and requirements, ( narrow lot, but the location is awesome and brings a lot of tourist because of downtown):

Lots are 55ft x 203ft and the setbacks are,

25ft from the street (55ft side)

10ft from side (203ft side)

10ft from the back

Garage can be 5ft from sides and back

Vertical lifted doors can not face the street

2 story, 2000-2500 sqft, 18" min crawlspace, detached garage with a living space above, 2 cars min, 25% of lot size coverage max.

Thank you in advance.

Tony
