How to calculate rehab cost when you aren't able to see the house

Hello everyone,

can anyone tell me how to calculate a rehab if you haven't walked through the property? I'm tying to run the numbers for financing, and at this point it's a guess. Is there a way to do a walk through without purchasing the house yet?
