New Triplex Build need you guys to beat this up!

What are your thoughts on building a new Triplex? Most houses are selling over 120 a square foot where I live. If I do an owner build and build new I can bring that number down to 85 a square foot (according to my architect). The Triplex would loan out at 288k with 17k down. The property would be purchased cash at 35k. Each house in the Triplex would be a 3 bed 2 bath. I would live in one and have my mortgage paid for by the other tenants. Using your calculator (because I’m pro😁) I figure I will have my mortgage paid for and pocket over 200 a month. Let me know what you think I’m open to any suggestions or ideas 👍😁.
