How do i get the correct costs for a wholesale deal?

I'm working on a wholesale deal but want to give my buyer some good solid numbers on what it would cost to repair the property and the closing cost. 1.) Should i just plug numbers or get a construction bid? 2.) If so do i eat the cost of the bid/inspection or add it to the closing cost for the buyer?
