First flip major settling statregy
Hey folks.
I am working on my first flip. I had to hire a GC because most of the work is beyond my expertise. The home was built in the early 1900s with a field stone foundation. There was significant settling that leaned the house to one side. Also the structural supports in the basement lost their integrity adding to the settling. I was not able to get this property at a tear down price, so I had to make do with what I have.
My question is about the proper way to handle significant settling like this. My GC rebuilt the entire first floor and properly supported that instead of jacking up the house.
The problem is, he has had to make shims on most interior and exterior walls to get a square box for dry wall and siding. I feel like if he jacked up the house and squared the base of the house on level ground this would have been avoided.
