Advertising for Spec House

Curious if anyone has not gone through a realtor, but, instead sold their (higher-end) spec house direct. What types of advertising were most effective?

I'm 99% sure I'm going to go through an agent to sell, just curious on if anyone has done otherwise successfully.

@Benjamin K. I used to try and sell my specs alone, not listing until the very last minute. But I found I spent too much time selling and not enough time building. I was not nearly as good at selling, and I was extending my sale time.

Nowadays I list the property when I break ground. My agent is an expert at selling, and I am an expert at building. As the 80s management books always stressed, I am sticking to my core competency, and I've never been happier.

Part of what we do is around the time the frames go up we put up a sign outside of the rendering and a number to call. I gather all the names and phone numbers and call them back later when the inside finishing starts. The biggest reach is still via MLS. FSBO can work but like what @Rogers Smith said, it takes up a lot of time to play quarterback on the selling side. It's best to focus on what you're good at instead of doing too much.
