Developing Single Family Homes to Rent

I am a student working on a real estate project and I was curious if anyone could provide some insight on developing single family homes for the purpose of renting them. I am modeling the development of ~10 acres of land for 90 single family homes and I am trying to find the optimal square footage and bed/bath count for these homes. I think I am set on 3Bed/2Bath, but I am unsure of what square footages would be best for a unit mix. From the research that I have done, it seems that 1600-2000SF would work best, but if anyone has any other thoughts on this I would love to hear them.
