Spec home building- Bay Area, CA

Hi, Im a builder in San Jose, CA and would like to get into building spec homes whether its custom or multiunit. I have a ton of construction knowledge and connections here. My brother is an engineer and I know real estate agents. The missing piece is obviously the financing. I really dont like the idea of paying 12% interest/10 points etc. to some hard money lender with 30% down payment. 

Can anyone with experience tell me how they would go about financing something like this? I know the typical way is to buy the land and get a construction loan but out here thats $500k if youre lucky.
