Building A House For Sale
I've worked in commercial and multi-family residential construction for the past 10 yrs., so building a single family home on land that I own would seem to be a cake walk.
But first time jitters, so after I perform some research and find that the construction cost would net a good turn around compared to the local comps. for sales cost, then it would be a no-brainer to move forward with such a project, right? Please advise.
I'd like to act as the general contractor and hire the subs myself. I wonder why more general contractors don't just go into business for themselves and own to lease their buildings or even sell their own buildings? Is it not a good business to do that? Or is it as simple as a matter of lack of capital? i.e. developers do this since they have capital typically?
