Buying Raw Land

A long term goal of mine is to buy land and build a family home probably out in Puyallup. Further out like Graham, Eatonville, deep in Spanaway or Roy might have more options but that's too far out for us. I would move out of our current home in Tacoma, but would keep and rent out as pretty much our first buy-and-hold. Has anyone else transitioned from a resale to a custom home? How was your experience? What preparations did you make to transition that, looking back, were invaluable? How did you go about choosing the piece of land? Heavily treed plots seem harder to determine if it would be nice when all done. I want something with at least a territorial view, if not a view of Mt Rainier once trees are cleared.
