Splitting up lots in the dupage county, illinois

Good afternoon, do anyone have experience splitting up an oversized lot into a "typical lot size" - especially in the dupage county (western chicago suburbs) ?

And if so, what would be your recommendation ? and pros/cons ?

I came across a lot size, about 100 X 300 , and the lots here are closer to 50 X 200. So I thought it might be an idea to split it up. 

There are new construction going on so the comps should support the pricing. Any advice or feedback will be greatly appreciated!
