What to do with inherited raw land in Winchendon, MA?

My husband is working on getting a land deed transferred to him from his father who died and wanted to leave him property in Winchendon, MA. He will co-own it with his Uncle 50/50.  I don't know what questions to ask about this, or who to surround myself with to find out what the potential is.  Some questions I do have is, for those who have developed raw land - what are some questions I need to ask, how much do I need to anticipate investing into research, appraisals, professional advice, etc?  And does anyone have experience in this area?  We are located in Georgia so we will travel there physically once the paperwork is done.  It's been 2 years, a lot of attorney fees and it's still not complete so we are hoping to be close to the finish line but it's been a tough road!
