Looking Understand Development for Commercial Real Estate

I currently have 3 residential rental properties but am looking to get into the commercial sector. I have 15 years of logistics, warehouse and distribution experience including designing distribution centers. I feel like this will allow me to understand a lot of granular aspects of important factors when it comes to the structure itself. However, I would like to find a mentor who has experience in industrial real estate development as properties that I am finding online seem to be very niche and out of date. It appears it may be more cost effective to develop and construct a new site.
