Maximizing Profit on 60 Acres for New Development Community

I have a contract on 60 acres of sought after land, a long stretch of it is waterfront, in an area that is running out of land for new development. I recently spoke with a developer that told me they were booming but running out of land. I mentioned the 60 acres and he wants to look at it. Would there a way to JV this development assuming he does indeed want it? If not, how would you maximize your profit on it? The land has already been subdivided into 15 lots, and has sew and water. TIA for the help!
