Permitting process for adding units
Hello BP friends,
I'm interested in buying a duplex with great potential on the outskirts of downtown, however, the only comps are 4-unit properties. I'm considering adding two additional units for the best ARV and am seeking information regarding permitting. I've heard horror stories about length of time for permits to be issued and have contacted both contractors and the city of Phoenix. Contractors have stated 6-12 months for approval and the city stated 2 months. This is a big range so just looking for any insight from investors that have experience with additions to existing properties in the last year or so.
Additionally, can anyone shed light on what that process looks like? I know contractors do the heavy lifting here but as a newbie I have limited knowledge with the steps to having plans submitted to the city and what that approval process requires. I am also open to all recommendations for Phoenix contractors. Thanks for any info!

Are you allowed by zoning to add the units
I would ask your architect what they are seeing ? Also ask if a permit expeditor would help.
I never listen to what county officials tell me I ask the architects and civil engineers as they are the ones who will be honest with you
